Mold requires just ONE SPORE, an inviting habitat and moisture to grow. If wet building materials are dried within 24 hours (assuming clean water and not that from a sewer), the chances of preventing mold growth are excellent. If the area remains wet, mostly likely, MOLD WILL START TO GROW.
Addressing and eliminating the moisture problem is the most important first step to mold mitigation. But once mold is present, moldy materials must be either removed or decontaminated properly. This process is called “remediation” - proper remediation procedures are determined by the size, scope and nature of the mold contamination.
The most important aspect of mold remediation is containment, which is the practice of sealing off the affected area. This ensures that mold spores are not released to the surrounding areas, causing mold to grow in previously unaffected areas. Temporary visqueen walls are erected to isolate the affected area from the rest of the building. These containment areas are then put under negative pressure to ensure that no spores are released to the surrounding areas. HEPA filtered negative air machines are utilized for this purpose as they filter to 0.3 micron and literally “scrub” the air clean. Once containment is set up, the removal and remediation of the affected building materials can commence.
